Two of these never reached an open market. Arada sold all two thousand homes in Masaar 2 in three hours, and the whole first phase of Linar was spoken for at expression of interest. Getting a client into a launch like that is the part that cannot be done from a laptop.
The Work
A beachfront villa in Jumeirah and a one bedroom in Dubailand are not the same job, and neither was my idea. If you are buying, that range is what tells you I can work to yours. If you are selling, every line here is a buyer I found.
A five bedroom villa on the sand in Jumeirah, about ten minutes from Downtown and the DIFC. La Mer is one of the few addresses in Jumeirah where a foreign buyer owns the land outright rather than a lease. My walkthrough of this villa is the most watched film I have published.
A beachfront development on the Al Jurf coast, on the stretch between Dubai and Abu Dhabi, designed with the watch and jewellery house Jacob & Co. Sea view apartments through to mansions standing on the beach. Still being built, with handover in 2028.
Twenty three units in one project, next to Al Maktoum airport and Expo City. Dubai South is where the city's 2040 plan puts most of its growth, so this is a purchase made on where Dubai is going rather than on where it stands today.
A four bedroom villa in a woodland community of 10.5 million square feet, with a lagoon at its centre that you can swim in. Arada released all two thousand homes at once and sold every one of them in three hours. Handover is set for 2027.
A four storey building of 42 apartments in Meydan, a few kilometres from Downtown and Business Bay. The Dubai Land Department has it registered as complete, so this was a title deed on the day of signing rather than a building site and a date.
Alef's first tower on the water, with 325 metres of frontage onto Al Mamzar beach. It is freehold for any nationality, which is still rare in Sharjah. The whole first phase was spoken for at expression of interest. First residents move in from 2030, so this one is a long hold.
Two apartments in one tower in Jumeirah Village Circle, close to the metro station being built there. HRE handed over its first building six months early, which is the thing worth checking when you buy off plan from abroad. Handover here is 2026.
The only apartments inside Mudon, which is otherwise a community of villas and townhouses. Five buildings facing the park. Finished and lived in rather than off plan, and being the only flats in a neighbourhood of houses is what keeps a tenant in them.
A tower in Sobha Hartland 2, on the Nad Al Sheba side of Mohammed Bin Rashid City, built around a lagoon you can swim in. Sobha builds its own projects instead of hiring contractors, which is why its handover dates hold. Here they run between 2028 and 2030.
An apartment in the buildings that stand on the lagoons at Damac Lagoons, off Hessa Street. Eight storeys, nine flats to a floor, and most of them face water rather than a road. Handover at the end of 2027. This phase sold out.
An apartment in Town Square, a district of roughly three million square metres built around a park, with its own schools and clinics. A tenant here has everything within walking distance, which is the reason they stay.
